Founded in 1890 by Edward Cecil Guinness (of the brewing family), this is one of England’s oldest and largest housing associations. They are a “business with a social purpose,” managing over 65,000 homes for 140,000 people. They are unique for their non-profit-distributing model, reinvesting all surpluses into maintaining affordable housing and supporting low-income communities.
Part of Ayala Land, the oldest and largest conglomerate in the Philippines, this firm manages iconic business districts like Makati and Bonifacio Global City. They are notable for their “estate-wide” management approach, where they don’t just manage buildings, but entire urban ecosystems including parks, transit hubs, and sustainable water systems in one of Asia’s fastest-growing economies.
CBRE is the world’s largest commercial real estate services firm and a Fortune 500 mainstay. Unlike traditional developers, they provide a massive scale of global services including investment management, property leasing, and strategic consulting. Operating in over 100 countries, they act as the “connective tissue” for the world’s most valuable corporate and institutional real estate portfolios.
